ARCHITECTURAL DESIGN 
The concept of a residential and commercial property is based on the formation of cluster blocks, which, when combined, form a unique building that, in addition to residential units and office spaces, offers a variety of content, both for tenants and guests. In accordance with the project task, property was designed to consist of the following units, divided in cluster blocks.

CONSTRUCTION:
The construction of the buildings is made of reinforced concrete with a monolithic frame system, reinforced concrete columns measuring 40 x 40 centimeters, reinforced concrete rigid walls/sheets in both directions and reinforced concrete slabs. Horizontal ring beams and girders are made of reinforced concrete with dimensions of 45 x 65 centimeters. Reinforced concrete ceiling slabs are 20 centimeters thick. Walls of elevator shafts and stairwells are made of reinforced concrete. The roof on “Cluster Block A” is flat and impenetrable with an appropriate slope, and on “Cluster Blocks B and C”, it is made of steel braced girders that rest on reinforced concrete beams and columns. All concrete elements are made of MB30 (C30/35)
concrete. Reinforcement of the reinforced concrete elements was performed with reinforcement RA400/500 and MRA500/560, (BS500). For the purposes of calculating static effects, the developers created static models of the structural elements. Dimensioning of structural elements is performed for the effects of the most unfavorable combination of loads, for limit states of structural usability.

MATERIALS
FLOORING
All flooring is made of the highest quality materials. The execution of works is in line with European standards, with the application of details for the purpose of each facility separately. Flooring in office spaces, halls, stairwells and middle platforms is constructed with a top layer of first-class stone slabs. Types and dimensions of stone slabs will be chosen by the interior designer. Flooring in kitchens, bathrooms, balconies and loggias is made of first-class ceramic tiles. The color and dimensions of the ceramic tiles will be chosen by the interior
designer. Flooring in the bedrooms, living rooms, dining rooms and corridors is constructed of first-class parquet at the choice of the interior designer. Flooring in the garages are made of ferrocement.

WALLS
The external load-bearing walls are made of hollow brick block d=30.0 cm, filling the space between the AB panels. Thermal insulation of stone mineral wool d=10 cm and the final layers of the facade Baumit-silicone TOM 2mm, Kratz structure (according to the tone card) are placed on the walls. On the inside, they are mechanically plastered and painted with semi-dispersive paints in the color of the investor’s choice. The internal walls are made of brick blocks d=10 cm, d=15 cm and 30 cm, in the bathrooms and kitchens, they are covered with ceramic tiles up to the ceiling. The rest of the walls are mechanically plastered and painted with semi-dispersive paints in the colors of the investor’s choice.

CEILINGS
The panels are smoothed and painted with semi-dispersive paints, while the ceilings in office spaces, halls and common corridors are made of plasterboard, over aluminium substructure (Armstrong type), all this in accordance with the interior design.

METALWORK
All windows, doors and large glass elements are made of SCHUCO AWS75.SI. aluminum profiles with broken thermal bridge and double glass, thickness d= 61 mm. Apartment entrance doors are burglar-proof. Alternatives are wood and aluminum with triple glazing.

JOINERY
Interior joinery is made of MDF, veneer and glass in the color of the investor’s choice.

FACADES
Facade cladding of residential floors d=10 cm, is acrylic Baumit-silicone TOM 2mm, Kratz structure (by tone card). In office spaces of the property, a continuous glass facade is made.

ROOFING
The designed shape of the roof is mostly a flat impenetrable roof, where water drainage is resolved by downspouts and rain gutters. The roof above the swimming pool is a linear braced girder with a secondary load-bearing structure covered with a roof covering. 

SHEET METAL WORK
Sheet metal-gutters (horizontal, vertical and junction boxes), attic frames, window sills, etc. are made of galvanized sheet metal with a thickness of d= 0.55 mm.

INSTALLATIONS
The main design specifies the installation of water supply and sewage, electrical installations, mechanical installations, which are elaborated in separate attachments, and in accordance with the current terms and standards of installation design.

INFRASTRUCTURE
TRAFFIC INFRASTRUCTURE: the formation of paved vehicular-pedestrian areas is planned, adequately landscaped with horticultural arrangement. The traffic on the new asphalt vehicular area is planned to be arranged in a special vehicle movement regiment. Pedestrian traffic is implemented via curbs, which are uneven in relation to the elevation of the road. Stationary traffic is planned in the underground floors of the property. Access to the property is enabled by internal vehicular and pedestrian areas that also allow access to underground garages.

HYDROTECHNICAL INFRASTRUCTURE: Hydrotechnical infrastructure is planned taking into account the state of the existing infrastructure, which defines the main directions of water supply and sewage of wastewater, with the aim of connecting all hydrotechnical elements into a functional system, necessary for the  peration of the newly planned facility.

ELECTRIC POWER INFRASTRUCTURE: Connection to the existing power infrastructure and building own substation is planned. The transmission of electricity to the subject residential and commercial property and the underground garage is planned via underground cable of appropriate cross-section and load capacity.

GREENWAYS:
Greenways are planned with horticulture and parks throughout the entire area.
